9.1. Photographs, artist impressions and other pictures shown on this website are for illustrative purposes only and may show fixtures, fittings or finishes which are outside the available standard Creation Homes product range or which are only available in some of the Creation Homes designs or when selected as inclusions above the standard Home Inclusions for a particular design. 10. PROMOTION PERIOD AND AVAILABILITY
FULL TERMS & CONDITIONS
Build Faster. Live Sooner – Creation Homes Campaign T&Cs (Designs up to 250m²)
10.1 Eligibility & Offer Limit
The “Build Faster. Live Sooner” offer is available to new clients on a limited basis to a maximum of six (6) home contracts per calendar month across Creation Homes Queensland Build Zone 1. This promotion applies only to home designs up to 250m² on registered land or land registering within 2 weeks of deposit. Access to the site must be available to complete site specific reports. Site must be deemed eligible by Creation Homes for fixed site costs, to be provided by House and Land Manager. This promotion cannot be redeemed for cash.
10.2 Eligible Designs & Selections
Home designs under 250m2 are available under this promotion. Clients may choose from:
- One (1) of four (4) pre-selected internal colour schemes.
- One (1) of four (4) pre-selected external colour schemes.
- One (1) of four (4) façade options: Included Hip, or upgrade to Raised Entry, Gable, or Hamptons-style façade (additional cost applies).
- Up to two (2) Design-specific standard options, custom structural alterations will not be permitted.
10.3 Inclusions & Upgrades
This promotion is available on standard Creation Homes (QLD) Essence Specification, and Ready Set Homes range.
Extended eligibility, additional timeframes apply:
- This promotion is available in conjunction with Living Specification and will result in an additional two (2) weeks being added to the standard construction timeframe.
- Any promotion that includes a driveway will add an additional 2 weeks to the construction timeframe.
- Design and material changes required to achieve covenant compliance will be permitted.
10.4 Design & Site Suitability
Should a selected design not be suitable for the nominated lot (e.g. due to setbacks, estate covenants, or local authority regulations), the client must consult with a Creation Homes New Home Specialist to discuss alternative options. Creation Homes reserves the right to confirm whether the chosen design is suitable in its reasonable opinion, including but not limited to:
- Up to Bushfire Attack Level (BAL) 12.5.
- No council relaxations or non-standard council applications, including Build-over-asset approvals required.
- Vacant land, accessible for reports.
- If any delay to land registration over 2 weeks, additional timeframes apply.
- If land is not fully serviced by council sewer, stormwater, mains water, and electricity connections, additional timeframes apply.
- Site requiring retaining walls, additional timeframes may apply.
10.5 Timeline from Initial Deposit to Site Start
Creation Homes guarantees site start within 10 weeks from Initial deposit and Sales Paperwork signed.
Client Commitment & Responsibility
Clients are required to:
- Nominate their selected internal and external colour schemes in the initial sales estimate.
- Sign the Contract and finalise any request for variation (if applicable) within 48 hours of Contract being issued.
- Sign Post-Contract Variations within 48 hours of being issued.
- Provide Creation Homes with confirmation of 5% deposit payment transferred to Creation Homes within 24 hours of Contract Signing.
- Provide Creation Homes with proof of settlement on the land within 4 weeks after the date of title registration.
- Provide Creation Homes with proof of finance or evidence of capacity to pay the contract price within 4 weeks after the Contract Date.
Any post-contract variations will incur a $2,000 variation fee and will add additional time to the journey.
10.6 Timeline from Site Start to Handover
Build completion is guaranteed within 18 weeks from site start to handover. This timeframe excludes any delays to final handover due to activities such as bank valuation and final account settlement.
Exclusions:
- Any works relating to the construction of the home completed by the home owner.
Extended eligibility, additional timeframes apply:
- If the client opts to upgrade to the Living Specifications, or any selection of a driveway, additional 2 weeks to complete the home.
- Selection of ducted air-conditioning, additional 1 week to complete the home.
- Additional paving or landscaping, additional 2 weeks to complete the home.
- Retaining walls, additional 2 weeks to complete the home.
- Nomination of a private building inspector, speak to a Creation Homes representative.
- Rainwater tanks and un-sewered sites, speak to a Creation Homes representative.
10.7 Timeline Guarantee & Rent Coverage
If Creation Homes does not meet the agreed build timeline of 18 weeks from site start to handover, and all client obligations have been met in full and on time, the client may be eligible to receive up to $1,000 per week in rent coverage.
This applies for each full week beyond the 18-week build timeframe, up to a maximum of 8 weeks ($8,000 total). To be eligible:
- The guaranteed timeframes exclude delays arising from customer-related issues (including but not limited to, finance and land delays), delays caused by weather events or natural disasters, and delays due to external supplier disruptions outside Creation Homes’ control.
- Clients must take all reasonable steps to complete the handover process — Any delay by the client in accepting handover beyond the handover date scheduled by Creation Homes will be excluded from the guaranteed build time.
- Evidence of rental expenses must be supplied to claim the payment.
Creation Homes reserves the right to assess claims and determine eligibility at its discretion.

Site start and build timeframes are subject to the client meeting all requirements and external factors beyond Creation Homes’ control, including but not limited to weather, material availability, and site access. Any construction industry shutdown periods during December / January are not included in the advertised timeframes.

11. REFERRAL PROGRAM
Eligibility
11.1 This referral program (“Referral Program”) is open to all existing clients contracted to build with Creation Homes (QLD) Pty Ltd.
Referral Process
11.2 To participate in the Referral Program, individuals must refer family or friends (“Referrals”) to build a home with Creation Homes (QLD) Pty Ltd.
- Referrals must be new clients to the Company with the approval of a sales manager provided and must sign a contract for the construction of a home.
Reward
11.3 For each qualified Referral, the referrer will receive a $2,000* Visa Gift Card (“Reward”).
- The Reward is non-transferable and cannot be exchanged for cash or any other alternatives.
- The Company reserves the right to substitute the Reward with an alternative of equal or greater value at its sole discretion.
Promotional Period
11.4 The (“Referral Program”) is valid for Referrals made within any specified promotional period as announced by the Creation Homes.
Claiming Rewards
11.5 To claim the Reward, the referrer must ensure that the Referral mentions their name during the initial consultation with the Creation Homes.
- Rewards will be issued within 30 days of the Referral signing a contract with the Company and paying the required deposit.
Limitation
11.6 There is no limit to the number of Referrals an individual can make during the promotional period.
General Conditions
11.7 The Company reserves the right to cancel, terminate, modify, or suspend the Program at any time without prior notice.
- The Company reserves the right to disqualify any Referrals or referrers found to be in violation of these terms and conditions or engaged in fraudulent activities.
- By participating in the (“Referral Program”), participants agree to abide by these terms and conditions and the decisions of the Company, which shall be final and binding in all matters relating to the (“Referral Program”).
Liability
11.8 The Company shall not be liable for any loss, damage, or injury arising out of or in connection with the (“Referral Program”) or the use of the Reward.
Governing Law
11.9 These terms and conditions shall be governed by and construed in accordance with the laws of the state of Queensland, without regard to its conflict of law principles.
