*Our fixed-price guarantee fixes the
combined price of the buyer’s pre-priced Ready Set Homes design, pre-priced
optional upgrades, pre-selected colour scheme, and fixed site cost allowance,
subject to the exclusions set out in these terms and conditions and in the
buyer’s HIA building contract. This guarantee does not override the standard
price-variation clauses in the buyer’s HIA building contract. These allow for
price changes in situations such as unknown or hidden site conditions found
once work starts, changes in legislation, taxes or government charges after the
buyer signs, and changes to the scope of their contract (for example, a
variation, or the actual cost of a Prime Cost or Provisional Sum item being
more than its allowance). The full list of these clauses, and what each means
for the buyer’s price, is set out in the Warning under Item 2 of Schedule 1 to
their HIA building contract. The buyer’s fixed-price guarantee is conditional
on their land registering within six (6) months of the deposit being paid. If
registration does not occur within this timeframe, the fixed-price guarantee no
longer applies and the standard price-variation provisions in the buyer’s HIA
building contract will apply instead. The buyer’s fixed-price guarantee is
conditional on construction commencing within nine (9) months of their initial
deposit being paid. If construction does not commence within this timeframe,
the fixed-price guarantee no longer applies and the standard price-variation
provisions in their HIA building contract will apply instead. Fixed site costs
apply only to land that Creation Homes has assessed and determined to be
eligible for fixed site costs. Eligibility is based on the physical
characteristics of the land (such as its slope, soil conditions, and site
access) and is assessed before the buyer’s initial deposit is paid. Some sites
may not be eligible for fixed site costs and will be excluded from the
fixed-price guarantee. Fixed-price contract excludes all bushfire ratings and
acoustic categories. Ready Set Homes build-only and house-and-land package
contracts have limited availability and are limited to key locations as
determined by Creation Homes within Creation Homes (QLD) Pty Ltd service areas,
including Brisbane, Ipswich region, Logan, northern Gold Coast, and Southern
Sunshine Coast, and must comply with Creation Homes’ fixed site cost
eligibility. Ready Set Homes contracts eligibility: land must be eligible for
fixed site costs prior to payment of the initial deposit. Fixed site costs
exclude acreage designs. Acreage Ready Set Homes designs must be built on
acreage-sized lots and will be excluded from the fixed-price guarantee, as
fixed site costs do not apply to acreage designs. Sales paperwork must be
completed within seven (7) days of the paid initial deposit date. Knockdown
rebuilds, secondary dwellings and infill lots are not eligible for Ready Set
Homes contract sales. Contracts containing owner-provided works — such as
landscaping, retaining walls, or other site works that the buyer (or anyone
acting on their behalf) arranges outside their Ready Set Homes contract — are
excluded from the fixed-price guarantee. Ready Set Homes standard home base
price contract excludes fencing, letterbox, clothesline, flyscreens, window
coverings, and landscaping. Ready Set Homes contracts are exclusively
applicable to new home builds with Ready Set Homes standard inclusions and
Ready Set Homes optional upgrades and cannot be used in conjunction with any
other offers from Creation Homes (QLD) Pty Ltd. Ready Set Homes contracts are
limited to the Ready Set Homes colour schemes and design options only. Driveway
allowance includes up to 45m2 of exposed aggregate driveway. The TRUECORE®
steel frame is a standard inclusion only for double-storey Ready Set Homes.
Single-storey Ready Set Homes contracts standard inclusion is for a timber
frame. ¹‘Ready, Set,
Move’ $1,000 Harvey Norman gift card offer conditions: There is a limit of one
(1) Harvey Norman gift card to the value of $1,000 per Ready Set Homes
contract. The gift card will be ordered for the buyer after the contract is
signed, deposit is paid, and the site work commences. The gift card will be
delivered within 30 days thereafter, either in person or by registered post to
the buyer’s current postal address as per their contract. ‘Ready Set Move’
$1,000 Harvey Norman gift card offer expires 12 October 2026 unless otherwise
advertised. Creation Homes (QLD) Pty Ltd reserves the right to end the
promotion at any time prior to 12 October 2026 without notice should they so
choose, but this will not affect the entitlement of any buyer who has signed a
Ready Set Homes contract and paid their deposit before the promotion ends. The
gift card is non-transferrable or redeemable for cash. Additional requirements
